With spring here, I wanted to share a quick snapshot of what’s happening right now in the Chicagoland real estate market—along with a closer look at the North Shore suburbs.


Chicagoland Market Update | Spring 2026

The market is picking up with the season. Buyer activity is increasing, new listings are coming on, but inventory still remains limited overall. Well-priced homes are continuing to sell quickly, often close to or over asking. 


North Shore Suburbs (Northbrook, Glenview, Evanston, Wilmette)

Inventory remains very tight—especially under $1.5M—and move-in ready homes are attracting strong interest, with some seeing multiple offers.

Buyers are prioritizing updated homes, strong schools, and walkable communities, while homes needing updates are taking a bit longer and require more strategic pricing.


Takeaway: A competitive spring market, with serious buyers actively looking.


Bottom Line: As the spring market gains momentum, Chicagoland—and especially the North Shore suburbs—continues to see strong demand and solid opportunities.
