Mortgage Rates Are Rising. What Does That Mean for Chicago-Area Sellers?

Mortgage rates have moved back above 7%. Higher borrowing costs can put pressure on affordability and cause some buyers to pause, adjust their budgets, or take a closer look at their options. Nationally, that shift is creating more flexibility for buyers, with an increasing number of sellers offering concessions or adjusting prices to attract attention.

But the Chicago-area market is telling a somewhat different story.

In Cook County, median home prices were up 5.1% year over year in August, while active inventory was down 3.6%. More than 43% of homes sold above asking price, evidence that demand remains strong for well-priced, desirable properties. So, while higher rates may create more negotiation opportunities on certain homes, Chicago's limited inventory continues to provide support for sellers.

What Does This Mean for You?

For sellers: Pricing and positioning are more important than ever. Buyers have more reason to scrutinize value, so a home that is strategically priced and well-presented can stand out.

For buyers: Higher rates don't necessarily mean you need to sit on the sidelines. There may be opportunities to negotiate on certain properties, but conditions vary significantly by neighborhood, price point, and property.
