BUYERS CONSULTATION

Your time is valuable, spend it wisely

By investing in a 20 minute Buyers consultation on the front end of your home search, you can identify what criteria is important to you and identify your "must haves" and your "nice to haves".  Taking 20 minutes to go through this process, can save hours of your weekends by not viewing properties that you know are not a good fit.  Who's going to live in the home?  Do you have pets and what are their needs? How many cars do you have? How long do you plan to stay in the property? Will this be your "forever" home?

When you start looking at homes, it's easy to get distracted by attractive furniture and decor. Remember these items are not included in the sale and will be removed, instead take note of the environment and construction of your potential future home.

Odors

Sometimes scented candles or air fresheners can be used to hide the smell of pets, mold ​or smoke.

Fresh Paint

Fresh paint can hide bad smells, mold, cracks or previous water damage

Problematic Doors & Windows

If one door or window doesn't open/close properly, it may have been installed incorrectly, but if there are multiple doors and windows that do not work properly that can be a sign of the structure shifting

Pooling Water

The grade of the soil around the house should be below the foundation line and angled away from the house, so water is channeled away from the foundation
